These days bots for emails, texts, for how explain what terms a home buyer should offer for that house they want to buy or what price a seller should ask for are all super common. They text, they email and they can even call you on the phone.

I asked ChatGPT to analyze some real estate data for Andover Massachusetts to see how home prices are changing and how long homes are staying on the market.
ChatGPT Says:" Pricing Over Time: Average List Price has fluctuated significantly, from $2.07M in 2020 to $2.06M in 2024."
Now imagine you’re looking to buy a home in Andover, maybe you are moving up from Boston or relocating from out of state....If I told you the average list price is around $2.07M, you might think two things:
1. There's room to negotiate price.
2. You’ll need about $2M to buy a home in the area.
But here's the reality—this is just one tiny piece of the picture that can completely confuse people who don't have all the real details.
Imagine you're selling a home and you hear this and only this from the agent you chose to depend on - you might think "wow my house is worth a ton more than I thought" AND that you better hurry up and sell before it dips again.
There are helpful bots that I use daily in my real estate business to do tons of stuff, not to negotiate, not to educate my clients, not to explain market data because these things are just too important to leave to chance.
Instead I invest time into the numbers daily in the cities and towns that I help people in so that my clients don’t have to do that work themselves.
I share the full picture of the market place in an easy to read way with my clients because they deserve all of the options laid out for them. This allows them to consider what feels best, what feels right and on what timeline they'll move if they decide to.

If you were taught to use AI for market data but no one took the time to teach you what data, what dependable sources to use to get it from, how to assess it, what pieces to select, what AI to use for what type of content, how to determine it's accuracy and then how to engage with the information OR how to explain it to your client you are missing out. This data comes from the info on houses that are actually selling.
Chatgpt analyzed the houses on the market, unsold.
An unsold house isn't hard data, a seller can ask anything they want, a house listed for $1M may close for $900K, a bot doesn't have the relationship with the agents that's needed to get the inside scoop and find out what's really happening with the sale.
Knowing things like whether there were multiple offers, whether the buyer chose to ask for an inspection or not, whether the buyer added in an appraisal gap coverage amount or not all matters to you as both a seller and a buyer. You can't get that online and depending on a bot won't give you the full picture.
So for clients, when you enter your info and instantly start receiving texts or calls, often from chatbots using AI, remember this post.
For agents, if you went with chat gpts answer not only would you be setting yourself up for confusion with your client, you could run the risk of losing the client all together or pointing them in the wrong direction. When you depend on AI to do your client facing work, you are losing out on building real connection, developing a true relationship and missing out on learning what your client truly needs and wants from you.

When you are considering whether or not it's even time to sell your property or to buy another you deserve to have honest answers, expert guidance and even a bit of emotional hand holding when needed from someone with a proven track record of successful sales in the areas that are important to you.
